How a 3-day turn actually works
No magic. Two painters, the right prep, and a process repeated 500+ times.
Day 1
Prep + first coat
Drop cloths, patching, priming where needed, walls get their first coat. Walk-through punch list sent to you by 9am.
Day 2
Second coat + trim
Second coat on walls. Trim, doors, frames. Ceilings if needed (most are 1-coat refresh).
Day 3
Touch-ups + walk-through
Final detail work. Hardware reinstall. Cleanup. Video walk-through sent to you with timestamps so you don't have to be on-site.

How do you actually do a turn in 3 days?
Two-painter crew. Day 1: prep, patch, priming, first coat. Day 2: second coat, trim, doors. Day 3: final touch-ups, cleanup, walk-through video sent to you. Bigger properties (3-bed semis, detached) take 4–5 days with the same approach.
Do you offer monthly invoicing?
Yes — for property managers and landlords with multi-unit portfolios, we set up monthly invoicing instead of per-job billing. NET 30 standard. Send us your AP contact and we'll get on file.
What does a standing rate sheet look like?
Pre-quoted pricing per unit type, written and signed, valid for 12 months. Quoting becomes one phone call per address instead of a back-and-forth. Anything outside the rate sheet gets quoted in 24 hours.
Are you insured for property manager / commercial work?
Yes. $4M commercial liability insurance + full WSIB coverage on every painter. Certificate of insurance provided to your office on request and updated annually.
Can you coordinate with our cleaning crew / movers / staging team?
Yes. We work directly with stagers and turnover crews — set the install date and we paint to it. Single point of contact (Akiel) for all coordination — your team doesn't need to triage between trades.
What if you can't get a unit done in 3 days?
Hasn't happened on a properly-scoped 1-2 bed condo yet. If a property has surprise damage that pushes scope (water staining, smoke, large drywall failure), we tell you on day 1 and quote the extension before continuing. No surprises on the invoice.
